The Aggieland City Center Lagoon represents a bold and exciting step forward towards providing much needed entertainment and event venues for the residents and visitors of College Station, fondly dubbed Aggieland by locals and collegiate fans. The project spans 40 acres of land located in College Station, Texas. The development consists of an indoor waterpark, a family entertainment and recreation center, a new 400 key hotel, an event and convention center, three new restaurants, and a parking garage. Each new amenity is sited around a 2.2-acre Crystal Lagoon, complete with white sand beaches, an expansive boardwalk, a fountain show, and an island cabana bar. It is surrounded by multifamily, retail, and mixed-use properties, which allows it to become more than just a resort.

The new destination will serve to recapture business lost to other markets due to the lack of a dedicated large convention and event facility. It also drives tourism in off seasons, and diversifies the economy, while handling local events that have outgrown available venues. Ultimately, Aggieland City Center Lagoon fills a need, creates an unforgettable walkable experience, strengthens the economy, and supports the much-loved community of Aggies.

The Research

Thorough market analysis was conducted to determine the needs of the area and what elements would best suit the location. This deep dive into the data considered climate data related to the school calendar and seasonality, per capita spending, the area’s demographic, the site’s area of influence, and the on- and off-season tourism market potential of one of the Best Places to Live in Texas. With a thriving population, College Station is primed for continued economic growth.
