The Design
The design is driven by the waterfront and the experience of moving through the site. The boardwalk serves as the central spine of the development, organizing the site and creating a continuous edge along the bay. It connects the marina, hotel, and entertainment venues while establishing a walkable public realm that encourages exploration and interaction.
Key program elements are positioned to reinforce visibility, access, and activation:
- An 85,000 SF indoor waterpark is expressed as a transparent, light-filled volume that becomes the visual anchor of the site.
- A 30,000 SF family entertainment center extends activity beyond the waterpark and into a broader range of experiences.
- Up to 36,000 SF of boardwalk retail and dining activates the waterfront and creates a layered public edge.
- A signature fountain show anchors the bay and provides a recurring visual experience.
- A 1,000-space parking structure is integrated to support large-scale events while maintaining pedestrian priority.
Buildings are oriented to frame views, maximize waterfront exposure, and create a sequence of indoor and outdoor spaces that transition seamlessly throughout the site. Materiality and form draw from coastal and regional influences, balancing durability with warmth to create an environment that feels both destination-oriented and rooted in Baytown.
